Following appointment, a full measured survey of the property is carried out. This typically takes a few hours on site. For listed buildings or those in conservation areas, a specialist digital survey may be required for greater accuracy
Using the agreed brief, a range of initial design options is developed. These are refined through feedback and discussion until a preferred scheme is established that meets both aesthetic and functional goals for the client
There are multiple approaches to securing planning permission. Once the final design is confirmed, the most suitable route is identified—this may involve a single submission or multiple applications, depending on the project’s complexity.
Once planning approval is granted, detailed drawings are produced in line with current Building Regulations. These are suitable for submission to Building Control and serve as a basis for accurate contractor quotations.
Where required, additional construction-level drawings can be prepared. These may include specifications for finishes, lighting layouts, electrical and plumbing positions. While optional, such documentation supports more accurate tendering and can allow for smooth construction process.
Optional sketch visuals and 3D renders can be provided to illustrate the proposed design, offering a clearer sense of spatial arrangement and the materials chosen. These can also be used to support Planning Applications to accurately portray the scheme from a streetscene or specifc viewpoint.
